A correctly compiled inventory is essential for all rental properties to enable a fair assessment of condition and level of cleanliness at the end of any tenancy term once the occupants have vacated. Without one you have no recourse with your tenants for costs for damages incurred during their stay and you may find yourself repairing the property out of your own pocket. The inventory document can ultimately avoid lengthy and costly disputes arising between tenants and landlords, saving stress and money and reducing void periods whilst disputes are resolved. Think of it as an insurance policy protecting your investment.

  • We will attend the property and carry out a full inventory of its contents and shedule of condition for all rooms, including all en-suite, outbuildings and garages.
  • A Proactive report is a highly detailed document listing everything from floor to ceiling, room by room. From switches and sockets to appliances and fittings, right down to the grass and trees in the garden.
  • We will advise of any problems we feel may be a health and safety issue free of charge.
  • We will take at least eight photographs of all rooms / areas of the property, including a full colour picture for the cover of your report.
  • Your completed report will be presented to either yourself or your acting agent, or if more convenient we will post it out recorded delivery.
